You have to remember that this was a negative cashflow apartment before the purchase.  The goal is to get it cashflowing and sell it.</description>

In the current market, I don&#039;t think very much is selling at 6.5% cap rate.  For a 40 year old apartment, I would guess 9-10% would be where its at right now.  Hopefully you have the ability to hold through the downturn and don&#039;t have a balloon payment coming anytime soon.</description>
