Ranting about Real Estate Agents again

May 13th, 2007 by Kenric

It always amazes me that we have a profession that requires only 3 weeks of schooling which produce people who are put in charge of most people’s life savings.  I went to college for 4 years to get my Bachelor’s degree.   I have to work another 2 years under a professional engineer in order to qualify to take a Professional Engineers exam.

I can pay $400 and go to school full time and become a real estate agent by July 1st.  On July 2nd, I can be the determining factor on how someone spends $250,000 to purchase a home.  With these stringent requirement to get into the industry it’s no wonder why I’d say the majority of real estate agents are very bad.  But, my issue with them isn’t even the knowledge of the market.

It’s their lack of responsibility and professionalism.

Last realtor I had issues with real estate agents not following directions on the MLS, not giving my tenants enough notice or even locking up the place when they left.  I went to SFH#1 yesterday to check up on it.  One thing that agents ALWAYS do is that they forget to turn off lights.  It never fails, there’s always one light in one room that is on.  The last agent also left my home theater projector on.  I wasn’t too annoyed with that because I understand that some agents may have trouble with the complicated A/V equipment.  However, being that the projector bulb costs $500 and have a lifespan of 2000 hours, the agents mistake left cost me 5% of the bulbs lifespan, or $25.  If this bulb breaks before closing or during inspection, that’s another $500 I have to fork out.

The biggest thing that the last agent did was that he forgot to put back the key in the lockbox.  I go look at the lockbox and it’s open and the key is missing.  How do you forget to put back the key?  Now, nobody else can get into the house.  The inspector can’t.  The appraiser can’t.  How can people be so irresponsible?

  2. I know what you mean. It irks me that some agents can do almost nothing more than type your info on the MLS, do some simplistic liason work, and be expected to get 1.5% (or more) of the final purchase price. Granted, sometimes there may NOT BE any work to do, but I’ve had agents that wait days (and even weeks) to communicate back to me on some things I’d like to know TODAY. I’ve often said, all one would need to do is open a business that actually PRIDES itself in 100% customer satisfaction/service, and they’d be a millionaire within a few short years. Doesn’t matter what the business is, just as long as their #1 priority IS customer service/satisfaction.

  3. I have to agree! On the day I took my license exam (passed just fine with the first attempt, thank you), I witnessed people take it two and three times only to fail and go sign up to take it again!

Since then, I’ve been in the position of working with/for clients and dealing with a listing agent who can’t figure out how to fax or email me the financial details on a listing! It’s infuriating! Plus, they had no idea how to explain any of the numbers on the income/expense statements!

There’s a rumor that the state of OK is about to really stiffen the requirements for obtaining a license. They’ve already increased the number of pre-exam required class hours from 45 to 90. But, I hear they’re also going to make the exam significantly more difficult.

  4. One of the agent that I dealt with once told me that sometimes he purposefully does not return the key if his client express interested but is not yet completely sold on the property. That way, he can block other agents from showing the property while his client makes up his mind.
