Update in Salt Lake City

The bad news, yesterday I found out that I lost my court case for the earnest money for SLC Townhome #2.  There was no explanation, I just got a letter in the mail that said that the money was awarded to the buyer.  I can choose to appeal, but it’s not worth my time.  I talked to my realtor and he doesn’t know why.  Things looked good when they left the courtroom.  Oh well.  It was a good learning experience for both me and my realtor.

The good news is that last week my PM company got a new tenant with a one year lease at $1095/mo into SLC Townhome #2.  This is a $130/mo increase from the previous tenant.  I didn’t find out until Tuesday because the PM company sent my email to the wrong email address.  I’m glad I called them and found out because my realtors were still showing the property and telling other realtors that it was vacant!

Now my properties are officially 100% occupied.

  2. Unbelievable! Nothing in writing, a clear contract violation, and you still lost? I think this is a case of a judge figuring a real estate investor has plenty of money so might as well make him pay..
