Tucson fixer upper day #47

I haven’t had a fixer upper update in a while.  The reason is because we still don’t have an electrical permit for this house.  Today is our fourth inspection.  Each inspection had different items to correct.  I think we keep getting a different inspector each time too.  I really hope that it will pass this time.  At this moment we’re at $2,050 for just electrical because of the picky inspectors.

Once we get electric we can test the HVAC unit, buy appliances, clean up and list the place!  I know we’re way behind on our schedule and it’s my fault for letting it slip.

  2. The market is rapidly changing and this property will appeal to the very buyers that are getting pushed out of the market by the tightening of lending standards. Deals are falling apart every day because buyers can no longer obtain financing. You have already lost a lot of time. Every day you wait there are fewer buyers for your property. Your competition is already on the market or will be soon. You should be all over the contractors and the inspectors and get the house on the market within one to two weeks.

    I just closed one in Sun City and it was touch and go until the loan funded. So take a couple of vacation days,go to Tucson and get it done.

  3. We failed it again on Monday! Our electrician has talked to the inspector over the phone. They were very minor things such as use a bolt instead of a screw here! Anyway, we got another one scheduled for Friday. This time our electrician is meeting him onsite!

  4. I would have the electrician or the inspector fax over the written inspection deficiency list and discuss with the electrician his plan to correct the deficiencies. If you fail this inspection on Friday, it will probably be another 4-5 working days to get another inspection.

    Hope you have sheet rock and finish work ready to roll as soon as you pass…
