Tucson fixer upper day #28

The contractor called and says that the house is all done.  Now I just need the electricians to finish and hope that it passes inspection this time.  Since the Rich Dad Get Together is this weekend, I won’t have time to go down and see the house until next week.  I’m sure my contractor will want his money before then.  The problem is our the local eyes and ears of this project is also coming up to Phoenix to the get together so I’ll have to send someone over to see if everything was completed.

We’d like to get this house on the market by the end of next week.  I keep changing the pronouns when talking about this flip because I bought this with a partner, Jay.  However, when it comes to interacting with the contractors they only talk to me.  This is because contractors should only have one point of contact.  If you have two people making decisions, it will confuse them.  So I always use “I” when talking about contractors and fix-ups, but I use “we” when talking about selling and budgets.  I just realized that I’ve been doing that subconciously and may have been confusing my readers.

Jay has bigger problems than this flip.  His golf swing ain’t getting any better so he signed up for golf lessons and started blogging about it.  You can see on his blog at Quest for Scratch.  Hopefully this flip will pay for his years worth of lessons.

Even though the main contractor is done, this is still alot of work to be done.

  1. Turn on power 
  2. Pray that the HVAC unit works 
  3. Buy appliances
  4. Finishing touches (door knobs, drawer pulls) 
  5. Cosmetic exterior touch-up (maybe repaint)
  6. Front yard landscaping
  7. Clean up
  8. List the house
