St. George Utah land

A few weeks ago I was on a plane and happen to sit next to a developer. We got talking and he told me about some land he had for sale in St. George. We exchanged information and a few weeks later I went to St. George to look at the land.
This land was selling at $30,000/lot earlier this year and is currently selling at $90,000/lot! After looking at the remaining lots, current construction in the area and current comps. I decided to get some lots. In fact, me and my partner bought the rest of the available lots. Sold now they are sold out. I guess I’ll call these, Land #1 & #2.
Now I need to figure out how to fund these lots. I’m looking at hard money.
Our plan with these lots is to either flip them in a few months or build a spec. home on one lot and see how it sells. If that works out, we’ll build out all the lots.
These lots are 1 acre and have awesome views!
