Price of pools in Arizona

I went to a couple pool places to get quotes on putting in a new pool for SFH#2. I knew that concrete and steel prices have gone up since I put in my last pool (June 2005), but after getting my quotes I realized that prices have gone up alot! I paid $22,500 for my pool on SFH#1 (pictured on the left). That same pool would now cost about $30,000! That’s a 33% increase.
So to a homebuyer, a house with a pool can be potentially worth $30k more if they wanted to add a pool in the future. I know that you don’t get your investment back on pools, but if a homebuyer has to pay $30k to get one put in and go through 2 months of construction hassle, he would probably gladly pay $20k above a non-pool house price for it, which incidentally is where I priced my home. So maybe I did get a decent return on my pool. This may say alot as to why my house (SFH#1) sold so much faster than similar homes without a pool.
So with that said, I’m probably going to put in a $30k pool in SFH#2. Mainly because you NEED one here in the summer and secondly because I really think it helps a house sell. I may lose $10k in returns but what if pool prices go up again!
