Miscellaneous real estate stuff
February 20th, 2007 by KenricMy parent’s rental home will finally close tomorrow. It was purchases by their tenants. Now the clock starts ticking for the 1031. Now it’s really time to find that Scottsdale house! I’ve got 45 days.
My tenants in Condo #1 are leaving at the end of May. I placed an ad on craigslist yesterday to begin looking for a June tenant. I’ve had a couple inquiries so I hope to get it rented right away. I’ve been thinking of selling this condo due to its constant HOA increases but its in such a great rental area.
Met with my tenants in SFH#2 to go over what we’ll ask the builder to fix for the one year inspection. They will be shopping for a new house soon. Their lease is up at the end of June and they’re not renewing. Unfortunately, they do not want to buy my house. I’m going to start marketing it for sale next month. I’m going to price it well below market for a quick sale. I’ll take the proceeds and 1031 into another property.




Still looking to move? D and my neighborhood has a couple of homes on the market that have been languishing.
In particular there is a fixer upper with massive potential. Been in and out of escrow and seller is desperate to make a sale. Email me and we can chat about it.

I just got off the phone with Billy Murphy who I knew growing up in New York. I believe you know him well ;)
Anyways, I just got done reading your profile and man do I feel like I am in the same boat you were in. I have the banking job “right now” but have been bounced around so many times in the investment management industry that it really causes more stress than anything else. Talk about a false sense of security.
The thing I like most about your blog is that it comes from the heart, from experience, and the fact that you have the drive to help other people.
I have yet to get into real estate but I do know some secrets when it comes to picking the right stocks and managing gains/losses. If you have time I’d love to catch up and do a link exchange with you if you are interested. I believe my readers will like what they see.
