Looking for more property
October 2nd, 2006 by KenricThis weekend I was in Tucson looking at some properties. I came across one promising one that is not really for sale. It’s not on the MLS, but the owners are accepting offers.
The property is a duplex which is asking around $200k. The rents are estimated at $900-$1000 per side. Taxes are $1700. Tenants pay all utilities including water and garbage.
The numbers on this property look pretty good. It should cashflow pretty well. I haven’t decide whether or not to put an offer in yet. I’ll keep you posted.

Wow! That’s some serious cashflow. It sounds like a lot of rent? how are the duplexes commanding such a premium?

Yeah, I’m weary of the numbers. The more I research the more I think that $800/mo is more likely.
