Arizona 2008 Superbowl rental home lodging

- 3/2 - 5 minutes away $6,300/wk
- 5/5 - 10 minutes away $25,000/wk
- 3/2 - 5 minutes away $30,000/wk (Holy crap!)
- 3/2 - walking distance $10,000/wk
- condos - $6,000-$8,000/wk
Considering that the houses above rent for probably $1,000-$1,300/mo normally, you can see that a single Super Bowl week rental can pay for almost a year. I think the $25,000 & $30,000 rental owners are high. The going rate for a home seems to be around $1,000-$1,500/night. I took a look at hotels and many are already booked full. Alot of the more high end hotels are asking $1,200/night.
With this data, I decided to put up a few Super Bowl rental ads for my empty houses. This is one of those rent it out first, worry about the details later. For example, I put a 2br 2ba condo ad out there for $7,000. If it gets rented, I’d have to go buy 2 beds, a couch, some tables, chairs, tv, linens and kitchenware. I figure that $2,500 ought to be enough. Utilities will run probably $500. That leaves $4,000 for rental profit. Considering that this condo rents for $750/mo, that is 5 months of rental income in a week!

I have a house in Sun City that I used to rent furnished in the winter and then use as my hotel the rest of the year when I was in town. I never stayed long enough for the neighbors to ask why someone under 55 was living in the property. I could cover most of the year’s mortgage if I rented it out for 4 months at the winter rate.
I don’t think I would hold a house for the Superbowl. That’s the kind of party where people lose their inhibitions and a lot of damage can be done. Think of the deposit you would have to get to cover the potential damage.

If I were buying new, I would get the upholstered furniture from Pruitt’s and resell it on Craigslist or E-Bay. Their stuff is actually cheaper than IKEA upholstered furniture and it is generally better looking. I have picked up dining room furniture from Fry’s on sale cheaper than anywhere else. Of course, I would start with Craigslist and buy used if I had the time to shop.

The first rental property I owed was just down the street from the stadium - less than 5 minutes by car and probably within walking distance. Of course, I sold it before the stadium (and everything around it) was even built, but I sure wish I still had that property today!

I understand what your saying about Superbowl partiers renting the house.
What would be perfect would be if I won some super bowl tickets and could offer a tickets plus lodging combo.
As for the furniture, I would probably buy some stuff that I want and keep it for myself after.
I am also asking for a huge deposit.

I’ve known people who have rented houses for special events but they all were looking for specific amenities. What amenities are you offering? Internet connections are an important one but also a home gym (with good equipment) could make a difference. If a high end hotel is going to charge $1200 a night, and include services like professional massage, sauna, jacuzzi, gym, etc., you need to have extras too to command that type of payment. You can’t offer a bare bones, Ikea furnished pad and expect to get top dollar.

We have a home just 15 min. from the stadium and would be interested in having some one stay in our modest home with us. We have room for two people, twin beds and private bathroom. We are not drinkers or smokers.
Price i just do not know. My husband and I can cook for you and we are on a golf course.
