Another new construction potential

There has been a subdivision that has been popping up homes in the past month. I drive by it every day. Yesterday I looked up the homes and subdivision on the web and suprisingly the home prices are very reasonable.
In fact, they are very good. The base price is around $109/sf for the 3200sf house. I like the Estrella model at $350k and feel that it is a good deal. I made an appointment with the sales office to go in next week. The houses in this area are going for around $190/sf, so this subdivision is either grossly underpriced or its going to pull down the prices of all the surrounding houses.
