If you are looking for a place to list your home, please read my post titled: Warning when listing your home for the Super Bowl.

There are many investors like me who had an empty home available for rent around the stadium.  Given that most single family homes near the stadium rent between $800-$1500/mo, a weekly rental at $15,000 is equal to a full year’s rent in many cases.

An investor with an empty home can easily turn it into a weekly Superbowl rental.  All they have to do is furnish it and turn on its utilities.  If you’re going to rent for the Superbowl, you might as well get additional revenue from the Fiesta Bowl a month prior.

You can rent furniture from a local rental store or even purchase new furniture and keep it or sell it after.  This all depends on what you’re willing to spend and how much effort its worth.

How much can I charge?

This is the question I get asked the most.  I honestly don’t know what you can get for your home.  Prices are all over the place and nobody really knows if anyone is getting what they are asking for.  One thing is certain, the rate that your home receive is based on the following: Location (distance from the stadium) Size (how many people can it accommodate) Quality (age of home, quality of furnishings) Amenities (does it have a heated pool, big screen TV, internet, etc…).

Let’s be realistic with location.  I’ve seen ads from people in Chandler and Gilbert asking the same price as people from Glendale.  I’ve seen some from as far as Sedona and Payson!  Do you realistically believe that someone coming to watch the Superbowl will rent those?  If homes near the stadium are going for $1500/night, it makes sense that your home in Phoenix and Scottsdale should be priced portionally cheaper.  It is possible that someone will rent your home in Chandler, but you must price it correctly.

Generally, the larger the home and the more people it can accommodate, the more you can ask for it.   You also should assess your home’s quality against your competition.  Look at their ads, look at their pictures and make a realistic judgement of your home’s comparison.  Remember, people looking to rent a home will be doing the same thing.  If your home is does look as nice as the next one and is asking the same price, people will pass on it.  However, if your home is priced lower, people will have a tough decision to make.

If you’re trying to price your home, take a look at craigslist and vacation rental sites such as vrbo.com and see what others are asking.

The big timing question

Should I wait until NFL playoff time to put my home for rent?  I’ve been struggling with this question also.  Will there be a frenzy of people looking for Superbowl rentals at the end of the NFL season? What happens once the teams in the Superbowl have been determined?  Will there be a shortage of rental homes?

I think that it’s very possible that Superbowl rental prices will increase in the two weeks prior to the Superbowl.  Once the teams are determined, their will be diehard fans buying game and plane tickets and renting homes at the last minute.  I think it’s safe to say that most hotels will be sold out by this time.  The only alternative for these people will be rental homes.

  2. It will be a challenge to find hotel rooms in the area during Super Bowl XLII here in the Phoenix-Metro area, since the FBR is also in town, February 3rd. Currently, the NFL/Host Committee (from what I understand) has blocked or a “hold” all available hotel rooms during the weeks of the Super Bowl through this October (2007). Any rooms that are still available, if any, will be released at that time, and hotel are charing top dollar. Even smaller hotel chains are planning to charge upwards of $400+ a night, and many with 3+ day minimums.

    If you plan to rent out your home, perhaps consider staying with friends or family instead during that time.

  3. In your rental ads, you may also want to include a map of your home (maybe not the specific address) and its proximity to the University of Phoenix Stadium, in addition to as many pictures and out-of-towner resources as you can for your potential renters.

    I would also suggest that you consider renting out your homes for NFL game visitors and the BCS Bowl, as well.

  4. I have a very large home which is my primary residence. We do home exchanges all over the world and our home is very much appreciated and approved by all who have exchanged with us. It is beautifully furnished with an up to date kitchen. It has three bedrooms which have two queens and one single bed in them. There are two bathrooms and large dressing areas. There are four futon mats that can be put on the carpeted floor for further sleeping. I would very much like to talk about renting it out for superbowl. We are not more than ten minutes away from the stadium as we are located in Sun City west.

  5. I am also considering renting my home out for superbowl week. I live one mile from the stadium. I’m on 83rd ave and glendale. My house is 2500 square feet. 3 bed plus a den. 2 full bathrooms. huge kitchen. Great room and a living room. My house is very nice, but I’m willing to lease it out for one week. I have everything in there that people would need. beds, furniture, 4 televisions. I would just take what needed to be stored. And just me and my husband live there. It was built in 2000. If anyone is interested please post. I am so new to this. I’m actually getting ready to talk to my broker about all the details. You could definitely walk to the stadium if you needed to. Would take about 30 minutes to get there. If I need to post pics I can do that as well. We have no problem staying with family for a week while someone else uses our home.

  6. For the people who live in the house that they want to rent out. Do you realize how much stuff you have to move out to get it rentable?

    Think of how sparse a hotel room is and how clean that have to be. This is what you have to make your home look like.

  7. Honestly, we don’t have alot to move out. Just me and my husband have lived in our house for 7 years and we have no clutter whatsoever. We could move out whatever we needed to in 2 days. And we have more than enough friends to stay with for a week, so that isn’t a problem. I would love to post pics of our house. It’s perfect and lord knows we could use the extra money right now. I am completely willing to move what we need to. We have a 3rd car garage that is separated from our 2 car garage and that is where most our stuff is. I’m willing to keep my house furnished for the rentors. We plan on buying new furniture among other things anyways. We have 2 bedrooms that just have beds and dressers in them. Nothing else. Closets are completely bare. We just don’t have alot of stuff and we are so close to the stadium. Extremely convenient for anyone who wants to be within a mile of the stadium. I’m always willing to listen to any advice anyone has to give.

  9. I am also considering the thought of renting out bedrooms. I am a big football fan too and would consider renting out rooms for the Super Bowl. I will even consider one Super Bowl Ticket for myself as partial payment for the rooms. My wife is open to cook for our guest and even drive us to the big game which is only about 10 minutes away. 99th Ave. and Lower Buckeye Road.

  10. I guess that you could rent out rooms. I’m not sure what you could charge for that, but I think it’d be very efficient and people may like it. I would think that most Superbowl visitors do not plan on spending much time in their rented home or room. Most of their time would be spent at the stadium or around town. They would probably only come back at night and sleep. I know I would make the most use of my time outdoors during that weekend.

  11. We rent vacation rentals as a business. We have some that are ready to go walking distance to the SB. We have not rented any of them for that week yet. I plan to hold them until I know what teams are coming to the SB. I think distance will have a huge effect on the pricing of our homes and the ones we manage. People seem to rather be close to events and a not so nice house vs. luxury 5 miles away.

    If you want to rent your house you will need to remove EVERYTHING personal in your home. Think about what you see in a hotel room. Empty drawers, closets, personal pictures etc. However, you do need to leave a dishes, towels, silverware, pot & pans, sheets. Clean out all of your cabinets too. No one wants to pay to look at your clutter.

    That is precisely what we plan to do. But, we will leave the furniture, TV, Bed. Things that they will need. I also have MORE than enough plates, cups, silverware.. It’s ridiculous. I was planning on having a garage sale. Is it possible to show pictures of our homes on this site? If so, I will take then and show just how pretty our house is. We have 10 foot ceilings. Our doors to each room are bigger than the average door.I think they are 8ft Long. That’s one of the things that I loved about the house. I always thought a basketball player would have no problem getting through these doors. No ducking their heads.
    Anyways, this is my first time and I agree that most people will be gone during the day and will stay at the house during the evening. Also, I am close to all my neighbors. We have get togethers quite a bit. We may actually be staying with one of them, so I’ll be able to keep an eye on the my house the whole time. Even though I’m really not worried. But if the people have any questions, I’m there to answer them!!! We’ve already started cleaning things out. We needed to anyways and this just gives us more of a reason to get it done…

  15. Neil, the renters should be responsible for any damages that may cause. However, getting them to pay for them above and beyond your deposit is a whole other game. You should screen your renters and do background checks on them.

  16. I know of one website that is advertising to help rent your home. I haven’t really looked into it, but its brokers who play the “middle man” and I’m sure they get a percentage. But, you can advertise your home on their website. I think its like $90.00. I’m still wanting to rent my house. Just doing more research. Need to make sure you get a nice deposit and maybe make limits. Like noone under 25 years old or whatever. The website is “www.superbrokers42.com”. Worth a shot and it seems to be working for some folks from what the site shows. If anyone does use them please post your experience. Also maybe try ebay or craigslist.

  17. I have posted my home for rent on http://www.superbrokers42.com. They are the only ones with realtors working the deal, and they even get into insurance conversions to cover potential damages by renters. Most of the homes are really close to the stadium, and I wasn’t sure what to price mine at. I ended up at $17,000 for a week’s stay. It sleeps up to 8 people. I am only 2 miles from the stadium. Most are trying for $25,000-$30,000 in my area. My agent at superbrokers42, advised me to stay in the range, and suggested they would keep me abreast of changes in offers. I rec’d an offer for $10,000 the other day, I declined stating it was too early and I might get more. I like having these guys handle all of the negotiations and paper work, and inspections and deposits. It’s a burden off of me. I’m hanging in there to see if I can my full asking since I’m price beneath so many in the area. Any suggestions?

  18. Thanks for the info Rachel. Yeah, especially when we find out what two teams are actually going to the superbowl is when the bidding is going to get good!! So, I would think to wait until we know what 2 teams are going. Most hotels will be sold out by then and die hard fans will have no choice but to rent from homeowners. I’m glad the people at that website are helping you out. What percentage are they getting and how much is it to advertise your home? Have you started cleaning it out for when you rent it? That’s my biggest thing that I’m NOT looking forward to. I don’t have alot, but still just need to start getting things ready. I would definitely like to know what this is costing you initially. I will have to have additional insurance. Already know my insurance only covers us, the homeowners. Good luck and you can definitely get more than 10 grand! I’m just less than a mile from the stadium, and I want a reasonable price. Keep us posted!! I think no matter what you will be happy and it will be worth it. I would think if these people can afford that much for one week, they have to be reasonable people and hopefully not trash the houses they rent..

  22. I think I’m going to use them too. There are so many other sites I’ve seen as well. It’s just a gamble. You advertise and hope someone wants to stay at your home. I’m hoping since I’m close it will give me an advantage. The lady I spoke with said noone is going to find a hotel or any place like that within 20 miles of the stadium.   23. Well, I also listed our home with them. Even if noone rents it will give me the motivation to get everything cleaned out and that will make me feel much better. I have family that has already offered to help me get it ready. I do have an awesome mom and my aunt rocks as well. They help motivate me. Us girls can definitely get the job done. My husband will do the yard work (as always) and take care of the big stuff that needs to be moved, but other than that we should have it ready in 2 days. Hopefully someone puts in an offer..   25. My friends mentioned to me the possibility of a need to change all the locks once the renters leave. Do you think that is necessary? What about stocking the frig? Is that something I should do?

  26. You can change the locks if you want. It’s relatively cheap insurance and assurance. Better yet, get new locks before they move in and after, put back your old locks. You don’t have to stock the frig.

  31. Hey guys! Ok here’s the scoop! I called and got through to someone today. They said they are really busy with people calling to list, and that calls for the properties had slowed down, but started to pick up this week. Good News for Bill is: They are no longer having the agents deal with your properties due to the high fees, and something with the department of real estate. Now there is a real estate attorney, that will prepare your contract for you, you can still get extra insurance too. You’ll have to pay the fees to these people, but for the attorney you’re looking at about $300-$500.00, and insurance depends on what contents you want to include, and how much coverage you want. You don’t have to use these services, you can do it yourself. They highly reccommend atleast using the attorney for contracting. I definitely will! I think I am going to take what I can get at this point. They also said a lot of people have lowered their prices, and they are hoping for a higher volume of calls once the teams are in. They seem to be really upfront about what’s happening, so I like that too. I haven’t rented yet, but we’ll see.

  35. Rachel what about that one agent that had some one for 10k ?

    any way I have looked on several sites and most of them seem to have only about 40 propeties one had 79 … now the numbers i have heard but can’t confirm are that there are about 55,000 rooms existing and there are some where between 200-300,000 coming here that week, lets take 200k if there are 2 per room = 110k …wonder if these types of people try to squeeze em in… that leaves 90k looking. now we are talking what is left to rent and that would be mostly houses even at 8 per house leaves over 10,000 houses needed divided by 50 house per website … mean there would have to be 200 sites with houses ….

    so the thing to me seems to be which site to list with. hmmm found realator that has his houses for rent and sucessfully rented some for fiesta bowl and bcs name is TOM TRAW tell him i sent if contact him as i am real estate agent…:) damn my system is going down back later

    I just had an idea … I see livelearninvest comes up pretty high surprize hmmm i think that is how i found them to begin with. but any way my idea is all of us on here should get together pool our resources and pay to get us listed high in the google search engine, the only thing is maybe LLI is already doing that. tell me what u guys think

  36. Update on TOM TRAW

    Talked with him today. He has about 40 homes to rent for the superbowl. He is charging 20% (wow that is high) but I dint ask if there was an up front fee (damn it…I was a little rushed as he was leaving town for the day and about to go out of cel range). He is advertising in the Wall Street Journal , Az R&G, and vrbo.com and plans to definitely advertise in the SB teams cities and was thinking he would go ahead and advertise in all 4 of the remaining teams cities. well except SD cuz he figures that they would just drive here game day.

    dang it wish i had found this out when i first started all this…

    MY thoughts are that all on here that have a rental should get together and pool the money to advertise in all those places with the agreement that those that get renters would reimburse the ones that dont. Of course there is the chance that none are rented but i dont think that will be the case. I am a realtor with HOMECHOICE PROPERITES and would negotiate the deals for say 10% + $200 (paid only if rented).

  38. Hi Bill,

    When you look at Google rankings, you can’t pay to get high up in the organic searches.

    You can certainly pay to get up there where the Sponsored Links are.

    It looks like some craigslist ads are also ranking fairly high.

    My opinion is that the market will be flooded with rentals and there will be oversupply and prices will come down. Craiglist gets over 100 superbowl rental listings a day!

    In addition, people with crappy houses or houses that are too far away should not even think about renting out their homes. Look at the competition out there and make a good business decision. There are so many people out there who think this is easy quick money.

    For the prices you are asking, you are competing with 4-5 star hotels. You need to be competing with 1-3 star hotel prices.

  40. I can give you one area from my specific experience. Houses in the area of 79 av and camelback with a square footage of 1400 sf according to my broker 1 year ago were worth 200-205 and he says are now worth 190-195 that is about a 5% drop in 1 year. The areas that have gone up in value I can’t at this time pinpoint for you as its things that I have read in the paper, online, and heard on TV & from other people (like realtors) … the reason I dint actually check those areas is I think that really great deals would be hard to come by in those areas.

    The research that I have conducted indicated that most houses that sell really low are : 1. investors buying houses 2. bank forclosures via trustee sales 3. sales to family members 4. lucky people that happen to be in the right place and time. 2, 3 and maybe even 4 are not true sales but still get in the statistics. BUT THIS WAS GOING ON DURING THE “GOOD” MARKET TOO. An edjucated guess would be that in the current market this is happening about 30-50% more than in the “good” market. My broker said that by all indications that this market would last about another 6-10 months.

    BUT if you remember I have 3 exit avenues 1. other investors (I am building a list of them and i am looking mainly for CA investors for this avenue), 2. fix and resell (may take a while but can still be done at a reasonble profit), 3. fix and rent and hold for 1-2 years.

    When the market was good in 2003 forward (when I started) to the hot year in 2005 I bot properties at 35% below market. For 2 Current investors of mine, I expect to be buying at 50% or less. (have seen properties asking at about 65% and I expect to negotiate them down to 50% or less). The reason for this expectation is that in my research I have come across numerous properties selling like this and one in particular that has been bot for 85 (position 1) flipped to a flipper for 91 position 2)who inturned sold it to an out of state investor for 115 (position 3). The property was worth 160 to 170 (position 4). I will be putting my clients in at position 1 or 2. Well I will be position 1 cuz of my fee, but we can still be in position to resell to a an investor.

    Damn i took a long time with this so send me some business and we can all make some money lol

    I did not say “have stayed the same” but i am sure that there are some areas that did. It just stands to reason that if some up, some down, then some stayed the same.

    If there are some serious investors that want to see the research I will have to do it again and I wont have time to do it till after the SB , however if enuff serious interest occurs then I will re-prioritize my to do list.

  44. superbrokers update interesting note about Craiglist

    Hi Kenric

    1. Went to their site a couple days ago to check on some houses that supposedly had been rented or were pending. Dont no what pending means but in regular real estate it means “dont count your chickens…”. Anyway, I saw about 6-8 one with rented printed over them and about 4-5 pending. Dont know if can trust that because there were others closer that were nicer for the same price or the same quality for cheaper ?!?! How are they governed about the truth in advertising and wouldnt that be considered advertising. what do you think.

    oh BTW THEY ARE NOT ACCEPTING ANYMORE LISTINGS

    they have about 200 listing in phx glendale and peoria more in outer areas but i dint count them (de javu seems like i have said this before.)

    2. something of note that may be of interest is related to kenric comment on the number of houses on craiglist…. I checked craigslist for boston and for today there are only 12 listed there AS OF 1:15 PM and for yesterday there were 22. This raises the question of when a prospective SB renter does a search on SB rentals will he get the same or even near the same search results that I get. And will he know to search phoenix C list v his own city C list. It seems to me that in the past when I did a search that I would get results from the area I live in .

    Found real estate company that is doing SB rentals for 100 bucks + 7%.

  49. I know that if I am able to rent out my house for the Super Bowl, I will have the renters fill out a residential rental agreement and probably do a credit check, but how do I prove to them that they are not being scammed by me?

    if it become and issue
    call some title insurance companies (escrow) tell them what your doing, then ask them if they would accept the money for you and verify to the prospective tenant that you own the property. I think you could find one that would do if for free. If your first 3 refuse then ask if they would do it for a fee. Upon finding one that will, instruct the tenant to wire the money to that company with instuctions for them to release the money upon proof of ownership and mutual signing of a lease agreement. If that fails call me or another realtor and ask them . this could take some time and effort.

  51. I have a house near the stadium. I started placing ads on Craigslist and New Times online last sunday.I was skeptical of web sites that wanted $400 to list with them and charged exorbitant prices for the homes.I’m asking $500/room or $1200/whole house (3bed 2bath). I thought the price was good, but, I’ve only gotten 1 weird response by email so far. I also have a vacant house in west Phoenix I can rent out. Is anyone having success getting renters? Is it too late for the superbowl crowd?
