2008 Super Bowl Rental Homes in Phoenix, AZ (part 1)

The 2008 football preseason is in full swing.  My post about renting out your home for the 2008 Super Bowl is quickly becoming one my most viewed posts.  In fact, if you do a Google search for “Superbowl rental 2008″, my site is the #1 search result.  I have been getting many emails from people who would like to put their home up for rent during Superbowl week.  I have not been able to respond to them all so I thought I’d write some posts to address most of the questions that I have been receiving.

There seem to be 3 distinct types of homeowner.

  • 1) People who live in the house that they want to rent out
  • 2) People who are 1 year lease type investors have empty homes that they want to rent out
  • 3) People who already do vacation rentals in Phoenix

The Primary Residence Homeowner Renter

In seems like the majority of emails that I have received are from non-real estate investors.  They have heard that people are asking $15,000 a week and want to jump on the Superbowl renting bandwagon.  They want to rent out their own primary residence for a week and either take a vacation or stay in a hotel.

For those people in this category I’d ask them to rethink this though.  I understand that the thought of getting $15,000 for just one week is hard to pass up.  But you have to be realistic in your costs and time associated with providing the rental.

First let’s look at the obvious.  Your home must be furnished and all your utilities running.  You will have a group of people in your home using your bed, putting clothes in your dressers and closets, showering in your bathroom, cooking in your kitchen and watching your TVs.

Clear the clutter

What person paying $15,000 a week will want to live in a cluttered home?  Most homeowners will have to move out a bunch of stuff before their home becomes rentable.  This means that you will have to take all your clothes, kids toys, family pictures, personal toiletries, etc… out of your home.   An alternative is to designate a bedroom as an owner’s storage.  Put all your clutter into this room and change the doorknob to a keyed lock.  The downside is that you will lose a bedroom available for rent.  If you have a 3 bedroom home, bringing it down to 2 bedrooms will dramatically lower your rental rate.  Using your garage is an alternative also.

You will have to provide bath towels and linens for your renters.  Think of everything that a hotel provides for you and you’ll get an idea of what you need. 

In the kitchen you will need to provide enough plates, bowls, cups, pots, pans, etc… so that your renters can cook a full meal and wash their dishes.  However, you can’t provide too much stuff.  You need to empty your fridge.  Do you really want to leave your entire pantry of food there?  What about all that stuff in your miscellaneous kitchen cabinets?

The primary residence homeowner has to basically clear their house of everything but the essentials to get the home rent ready.  This is ALOT of work.  It’s almost like moving to a new house.

How’s your furniture?

Take a look at your furniture.  Is it old and outdated?  Is it clean?  Do you have enough or even too much?  In general, you need a bed and dresser in every bedroom.  You should have a place to sit down and eat either in the kitchen or dining room.  You should have bar stools if you have a bar.  You need enough seating in sofas and chairs in the living room.  You should have at least one large TV.  It should preferably be HD (remember these are diehard football fans, I guarantee you they have HD at home).  You obviously need cable TV also!

The Primary Residence Homeowner has the most work to do to get their home rented for Superbowl week.

  3. I have an empty 3 bedroom. 64th St and Bell. About 1800 sq ft. Pool, Hot tub, large grass cul-de-sac lot.

    Just put it up for rent, but would consider holding off for Superbowl, Fiesta bowl, Barret-Jackson, and FBR. Does it make sense?

  4. Jack, I’m not so sure about the location for the Superbowl and Fiesta Bowl. I guess if you decide to go vacation rental you should go all the way and just make it into one for all the events. Will your neighbors have a problem with it? Most of the people doing this will probably violate their HOAs but by the time the HOA’s send the notice, the Superbowl will be over.

  6. We have a 3500 sq. ft.custom,luxury home in NW Phoenix/Glendale (51st Ave and Happy Valley); travel to the Bowl is approx. 20 minutes.
    We have 5 Bedrooms and 3 full baths, all with beds/walk-in closets. The master has sunken whirlpool tub and separate shower, as well as balcony overlooking landscaped 3/4 acre with large, gated pool and hot tub. Family room has large HDTV and huge wet bar. Living room, dining room and kitchen lead out to large covered patio.
    We have a separate RV garage & office which would be perfect for storage of all necessary items. We would be using our timeshare to stay in while we make this primary residence available.

    I can’t offer anything on Superbowl rentals, but I can tell you that the number of snowbirds looking for furnished winter rentals in Sun City/Sun City West is down well over 50 percent from last year. Lots of homes and condos are still vacant for the busiest months of the season, January through March. The only positive news is that there are more inquiries again from Canadians, no doubt because of the currency exchange rate.
