The buyers and inspector came and inspected the units last Friday. I got the inspection report 4 days later and it had some relatively minor things:
Condo 2-
Fix tub faucet that was leaking
Fix flashing on roof on balcony
Rewire exposed AC unit wires
Condo 3-
Change P-traps from metal to plastic
Fix flashing on roof ...

I had to go back and re-number my properties since I was even confusing them myself.
Condo #1 - Pre-construction by Northwestern University currently rented, neg. cashflow
Condo #2 - Scottsdale, AZ, for sale, under contract, rented to Section 8, postive cashflow
Condo #3 - Scottsdale, AZ, for sale, under contract, tenant moving ...

I finally began the loan process for New Construction SFH #2 which is scheduled to be completed in April. As far as paper profits go, this one is by far my best pick, but I have to hold it one year and live in it. Comps show the home value ...
